10 Maintenance Suggestions For Your Air Ducts
Clean air ducts can mean better air quality inside your family’s home. Regardless of whether you get your air ducts professionally cleaned, a regular cleaning system can decrease contamination of your air vents. Air duct preventative maintenance revolves around 2 initiatives, limiting the volume of foreign matter ( pet dander, dust, insects, insect droppings, rodent droppings) that goes into your air vents, HVAC system and blocking moisture from getting into your airducts.
Ways to control the amount of foreign particles in your system:
- Use the highest efficiency air filter within you’re budget as suggested by the manufacturer of your HVAC system.
- Change air filters frequently. How often depends on where your house is, whether or not you have a pet, whether or not anyone smokes in the home and how often your heating and cooling system runs is used.
- Be certain all filters are in place (many HVAC systems use multiple filters) and that they fit properly such that air is prevented from getting around the filters.
- If you have your system serviced, request the service technician clean the cooling coils and drain pans.
- Don’t operate your heating and cooling system and block the return and supply vents throughout significant home renovations that generate a considerable amount of dust.
- Dust and vacuum your home often. If at all possible use a high efficiency (HEPA) vacuum along with the highest efficiency filter that fits your budget.
Moisture in ductwork is never a good thing. It can bring about mold, bacteria and fungi growth which might create health issues. Moisture in air vents believe it or not is not all that unusual and can be a result of your heating and cooling system or by other elements such as leaks in pipes or a leaky roof. Research suggests that condensation on or near cooling coils in air conditioners is a considerable contributor of moisture in air ducts.
Condensation is normal and is generated when the temperature of air in the heating and cooling system is cooler than the dew point temperature of surrounding air. Newer heating and cooling system, when operating correctly, are meant to remove this condensation without contaminating the air ducts. Incorrectly installed heating and cooling systems, incorrectly serviced systems and airducts make it more likely that normal condensation can cause damage.
Ways to keep air ducts from getting wet:
- Repair any water leaks and water damage quickly and diligently.
- Condensation coils, when functioning correctly, extract moisture from the air and drain pans remove the water from the HVAC. Both cooling coils and drain pan should be inspected periodically. Drain pans should drain completely so any standing water can indicates the pan is not functioning correctly. The drain pan should also be free of debris that could possibly affect its ability to drain effectively.
- Ductwork should be sealed and insulated whenever they are in areas that are not air conditioned such as attics, crawl spaces or garages. This helps reduce condensation by reducing the temperature difference between the air in the ducts and the air directly adjacent to the airduct.
- When replacing an air conditioner be certain the new air conditioner is suited for your size house. An air conditioner which is over sized will have a tendency to cycle on and off more often which decreases its ability to remove moisture from the air.
Waiting to get your air ducts cleaned until there is a problem such as mold being present typically means your family has already been exposed to the health hazard. For this reason routine upkeep of your airducts is important, whether by a professional air duct cleaner or by preventative maintenance done by the homeowner.
